Draft Planning Proposal
184–188 George Street, Parramatta
Planning Ingenuity is working with Riverport Parramatta on a draft Planning Proposal to change the LEP controls for 184-188 George Street, Parramatta. The building height control is to be changed from 36m to 120m (138m with a potential design excellence bonus). The floor space ratio (FSR) control is to be changed from :1 to 10:1 (up to 11.5:1 with a design excellence bonus). Planning Ingenuity has coordinated input from Urban Designer Geoff Baker, Flooding and Stormwater Management analysis by Mance Arraj Civil and Structural Engineers, Varga Traffic Planning and various heritage and archaeological consultants to prepare an application for a Planning Proposal, site-specific draft development control plan, a Design Excellent Competition Brief and draft VPA. Planning Ingenuity has undertaken intensive negotiations with Parramatta Council to move this project forward ahead of Council’s draft CBD Planning Proposal.
