Introduction

Planning Ingenuity are town planning consultants for the owner of 144 Wicks Road, Macquarie Park. We are preparing a development application for this property. We would like to share information with you about the development proposal and ask you whether you have any comments, questions or other information which may assist us prepare the application.

The Site

144 Wicks Road is shown outlined dashed yellow in Figure 1. It is the location of the former Peter Board High School and has previously been approved for the construction and operation of a large format hardware store.

The Proposed Development

We are in the early stages of the project design for a Customer Fulfilment Centre and a new access road extending from Wicks Road.

The Customer Fulfilment Centre will operate as a warehouse.  The premises will receive supermarket products from warehouses for packaging and distribution to customers.  Orders will be packed at the warehouse and then delivered by vans to the pre-nominated destination (typically homes and businesses).  There will also be a small number of direct-to-boot pick up bays.

The details of building design, landscaping, fencing, acoustics and lighting are in progress. These details will take into consideration measures needed to protect the amenity of neighbours, retain some existing trees and create a building design which fits well with the streetscape.

The cost of the development has been estimated to exceed $100 million.  This makes the proposal “State Significant Development” and the application will be assessed and determined by the NSW Department of Planning, Housing and Infrastructure under the delegation of the Minister for Planning and Public Spaces.  City of Ryde Council will provide comment to the assessment process.

  • Risk Management Assessment
  • Waste and Recycling Management Plans for construction and operation
  • Environmental Sustainability Assessment
  • Engagement Outcomes Report

Subject to your permission, issues raised will be recorded in the Engagement Outcomes Report along with the actions taken to consider and respond to those issues. The Engagement Outcomes Report will be a publicly accessible document exhibited by the NSW Department of Housing, Planning, and Infrastructure after the application is lodged. However, if you wish for your responses and comments to remain anonymous, please indicate this within your response or when speaking with Sophie or Troy.

Ultimately as the project progresses you will receive further correspondence including public exhibition notices from the NSW Department of Housing, Planning, and Infrastructure after the application is lodged.
